SONOMA – Host, Sarah Rutan: If you’re planning to sell your home, one helpful measure to consider is doing pre-sale inspections. Today we’re in Sonoma with Diamond Certified Expert Contributor David Kerr of Kerr & Jones – Terra Firma Global Partners to learn more.

Diamond Certified Expert Contributor, David Kerr: Okay. If you are thinking of selling your home, one of the most important things you can do is get a presale inspection. A presale inspection is one that will either be a pest report, or a general inspection, or both. There is a very good reason for doing this. What it does is, it allows any potential buyer to have a better understanding of what they’re buying. And for you, as a seller, what it does is, it allows you to give more information to that buyer, and not have them come back and potentially ask for a correction of that issue.

So, getting a presale inspection can very often save you money. The cost of a presale inspection can be anywhere from $250 to $1,000, depending upon what inspections you’re doing – if you’re just doing a pest or if you’re doing a pest and a general. The pest inspection will give people the information that they need to know about the structure of the house. The general inspection actually will allow people to understand the different components of the house – the electrical, the roof, the heating system, and all those things.

It also – if you want to make corrections after you get the general inspection, before you put the house on the market, you can do this. This will allow you to have a cleaner sale at the end of the day. Thank you.
